It’s true that big things have small beginnings. I remember being scared putting my first offer ever on an investment property back in August 2017 on a house that purchased for $32,000 and rented $640 (hard for people on the coast to grasp those numbers). I was looking for high cash on cash returns and cash flow day one, so that property fit the criteria. I knew equity gains aren’t realized unless sold, refinanced, etc……. and you can’t eat equity.
Last week was able to help client hit his goals on investment property sold for 1,000,000 back in 2007 and was able to put offer on $950,000 well below the replacement costs.
This property had tenant sign 5 year lease May 2019 and is able to produce over $95,000 net income a year translating 10 cap rate day one!! Not a bad idea to have this as a retirement vehicle. I am huge believer in buy and hold real estate, because you put the hard work up front once and then get paid over and over from those efforts.
Also due to the new tax laws (talk to your CPA) you can take advantage of cost segregation studies (accelerating the depreciation schedules) which can deduct up to 30% of the purchase the first year from bonus depreciation…… Who doesn’t like TAX FREE CASH FLOW???? Basic details
