Title: If you give Stephanie a palm sander
By: Stephanie Fetterman
If you give Stephanie a palm sander she is going to sand the built-ins and mantel. If Stephanie sands the mantel she is going to want to paint it. If she paints the mantel she is going to want to whitewash the fireplace. If she whitewashes the fireplace she is going to want to change out the hearth. If she changes out the hearth she is going to want to change out the track lighting for recessed. If she changes out the lighting she is going to need to paint the ceiling. If she paints the ceiling she is going to want to paint the walls. If she paints the walls she is going to want to change out the casings around the doors and entryway. If she changes out the casings she is going to want to paint the French pocket doors. If she paints the French doors she is going to want a dremel tool. If she gets a dremel tool she is going to want refinish the buffet, hutch, and table. If she refinishes the furniture she will want to do the chairs. If she does the chairs she will want to reupholster the seat.
Moral of the story:
Giving Stephanie a power tool will set off a chain reaction of home improvement projects! #homeimprovement#fixerupper#projects#powertools#girlswithtools#icrackmyselfup

We took on the emotional, mental, physical, spiritual, and financial challenge of making a fixer upper house and some lovely land into our home. Our intention is to create a welcoming and safe gathering place for our community of friends and family. We are so grateful for the amazing people that have come together to support us and bring our vision into fruision. A simple buy and hold strategy. It does not have to take several years to get rents up to market levels on a new purchase. .
You’d be surprised to learn that tenants are willing to move. There are a host of reasons why. .
My advise to all realtors, wholesalers, and flippers. Buy and hold. It will benefit you and your family now and in the future. .
Check out my book that covers many of the strategies that I use to successfully buy and manage real estate. It’s an easy to read book packed with how to’s. .

Song: Dance Floor by Zapp
Back staircase landing finished ❤️❤️❤️ ... prepping for the kitchen meant i finally had to address the old slider door that was quite literally defying gravity and dead set floating on air ready to crash to the ground floor after the sub floor had over time rotted away from water damage - so new concrete subfloor in the kitchen (do not come and see what the kitchen currently looks like 🙈) new door, new door frame oh and new external framing just for some fun but now coffee in the mornings in the sun... maybe a cheeky Sunday wine or two as well 😝😝😝
While Seth put the molding back on, I thought- Hey! I can sand down the windows in the front room and dining room, and get them ready for paint...as visions of the first coat of paint started to dance in my head. ⠀
After finishing both rooms, my hands were permanently tingling from the orbital sander, my ears and nose were full of dust, my fingernails were hashed from the areas I had to sand by hand (thankfully the boys had rocked most of it, and Seth jumped in to help), and the house literally looked like a dust bomb had gone off. ⠀
Dust. Everywhere. ⠀
We spent some time (forever) vacuuming everything down, walls, furniture, kids... then back over everything with a mop/damp towel...even the kitchen was coated in dust. ⠀
Just as we finished, I looked to my right, and there... staring at me... was one. more. window. ⠀
Just a little guy. ⠀
But a little guy that needed sanding. ⠀
I looked at our freshly dust-ish-free house, and almost agreed with Seth, that we could “do it later”. ⠀
But then, a spark of energy...or stubbornness crept in, and I channeled my inner MacGyver (painters tape and a plastic “party” tablecloth) and took one for the team. ⠀
I’ll be coughing/sneezing/crying dust for days.
A little Saturday night decorating with help from the Twinkies and @brofia. Much more left to go but a "headboard" and new pillows go a long way. Massive shout out to @ruthiea1611 for painting the glorious banner. Nearly one year later and it still makes me so happy!
These boys have no clue what a hero their dad is. It was wayyyy past time for W to get a big boy bed. So Matt built these. In a day. And you could park a truck on them they’re so tough. Which is the kind of strength you need when raising boys like ours 😂
If you want to see some serious cuteness and the reveal to our boys, check out my stories from today 💚💙
