I’ve been hearing people make excuses for the longest time that there isn’t anything to buy on the market. It is definitely more difficult in recent years but certainly not impossible, especially with SFRs.
So I decided to jump on Zillow and see what was for sale in my market at a low price point. This house is rented currently for $800. You can do a little market research, and figure out quickly that the current rent is probably under market by $100-150 and with a new kitchen and bath, it is likely to rent for $1100+. Not the greatest area in the world, not the best looking house in the world. But if you bump the rents to market snd stabilize it with a nice family, and are a responsible landlord, they’re likely to stay for at least a few years. **forgot insurance: $500/year for this property

I went to the house today to get everything cleaned up and ready for our new tenants to move in tomorrow!
When I was done I walked around the outside of the property and realized that we had completely forgot about the front porch steps.
I got my paint out and got to work. When I was done I started walked around again and realized I totally could do the foundation really quick( definitely NOT quick😂) as well!
I have to say I didn’t realize how bad it looked until looking at the after pics!! I’m hoping this will give us another leg up on curb appeal when we refi since they mostly do “drive by” appraisals around here.
We did some minor work in the house but it was mostly cosmetic (paint, some plumbing work, new basement steps, new drywall ceiling in living room, new carpet). Our properties are located in C neighborhoods that are not too far from D areas, so we won’t get much better rent for doing big remodels)
