New Federal Housing Administration rules make it easier for first-time home buyers to purchase condos — and for developers to sell them.
Since 2010, the FHA has limited condo mortgages to approved developments, with re-certification required every two years. Beginning Oct. 15, certification will be extended to three years. In addition, the percentage of units that must be owner-occupied shifts from 50% to a range between 25% to 75%. The previous cap on commercial space of 50 percent of a project’s square footage will shift to a range of 25 to 60 percent.

No money in my account after buying it to do up the inside. Took me 2 years of working hard and now have some spare money to refresh the inside of my home (luckily the young couple I bought it off had good taste so wasn't too bad inside! Remember that house we fell in love with but didn’t think we had the money to get? Yeah. We bought that one!⠀
After we decided not to put in an offer (because of learning about an extra $5,000 we’d need for prepaid property taxes as we sat down to sign), we couldn’t stop thinking about the house. ⠀
I came home and looked at our budget again and forgot about an important factor. Our mortgage payment wouldn’t start until November so we’d have August, September, and October to put $3,000 a month to our house goal! Allowing us to be able to cover all closing costs without dipping into our emergency fund. ⠀
So a few days later, we went back and put in an offer (asking for more in a seller’s credit towards closing costs) and wrote a letter. We shared about all the hard work we put into our financial journey to get here and they chose our offer (from multiple) because of the letter! ⠀
The house is at the top of our budget but still fits! It’s in the area we wanted to be in and is a house that we feel like we can really grow into. We are so excited and so so thankful that we got the house we wanted without having to sacrifice our budget or emergency fund. ⠀
We close mid-September! Time to get packing!⠀

My name is Marissa and I’m 25. I’ve been married to my husband, Jacob, for 4 years and we live in Portland, Oregon. ⠀
When we got married, we were right out of college and had $87,000 of student loans... We had life dreams of having a family and a house, and knew we couldn’t make those things happen if we had all this debt! So we got to work on paying it off!⠀
In 2.5 years, we became debt-free! We lived very minimally, sacrificed, took on side hustles, and of course, kept a budget. 😊⠀
Since then, we have saved a 6 month emergency fund, upgraded our cars in cash, and saved for a down payment on a house (which we close on next month)! 🏡 ⠀

The last couple months of my life have been really weird... high highs and low lows. In June, we found out we were pregnant with our first baby. But in July we had a miscarriage. It was very devastating and I’m still grieving our loss. But I am open about sharing our experience to remember and honor our baby, Grace. And to contribute to changing the stigma around miscarriage.⠀
