After paying for primer and paint for these walls to return to white, I may sure to add the clause in my lease that stated the tenant needed to return any painted walls back to white before they moved out. Never had that expense again. If they painted, they were sure to hire the Super to paint it back and repair any holes they made in the walls. It may take you a few times to get your lease just they way you want it based on your experience with tenants but be sure to follow the laws specific for your state.

Establishing a value for anything is about supply and demand and a comparison to what is available and the desire of someone to rent or buy it. Valuing a rental property is exactly the same. In determining the worth of a rental property we conduct a CMA (Comparative Market Analysis). We will research what properties are available in the local market via Internet rental portal listing sites as well as the properties we have available internally and actual properties leased data.

Managing and renting properties is not a guessing game. We want to find the best possible tenant in the quickest possible time in the real time rental climate. If we were to value the rent under the market you could be at a financial loss – or if we overvalue the weekly rent it could lead to reduced interest from tenant, an extended vacancy period and financial loss. We want to get it right for you and with data that is accurate.
""How much will my property rent for?"", ""What is it worth?"" ""Should I increase the weekly rent? and if so, by how much?"" These are questions that we hear and provide appraisals and advice on every day.
How much will my property rent for? Supply and demand determines the achievable rent of a property. When the demand of tenants is high and there are limited properties for rent, the weekly rent achievable can increase. The best way to determine the rent is by conducting a Comparative Market Analysis (CMA) on what other similar properties are renting for in the area. This research can be undertaken by looking at public rent websites.

Think about it this way. Imagine being a general contractor and all you do is focus on installing floors. You find a great floor contractor that will do all of your work at a fair price & you add $1-$2 on top of the price per square ft. 🏡
Now you could potentially earn Thousands a month just from finding the jobs and adding your price on top of them.

Increasing your cash flow monthly can happen when you find ways to decrease your expenses. For example I’m saving $15k a year from switching to a better insurance carrier for my properties.
That will save me a minimum of $150,000 over 10 years with the amount of real estate I have now. ( more to come )
I can then take the savings and invest in another property or create another cash flow business. Remember it’s not how much money you earn it’s about how much you keep.
So to save you money almost instantly take a look at your monthly budget see what expenses could be decreased by making a phone call and asking.

CAN’T BELIEVE IT’S AUGUST!!! 🙌
July was a really big month for us, and we want to share why.
We’ve been home sharing in various capacities for a number of years, and we currently have three units in two different investment properties. We bring in a lot of our income through short term rentals from Airbnb, and this July was our HIGHEST earning month to date!!! 🤩❤️
We’ve worked SO hard to get here, and we can’t fully explain how much owning property has transformed our lives. It’s definitely a ton of work, but it is incredibly rewarding! 🥰
