Who remembers Doris’s Garden?!
This tiny little apartment garden provided more than food for Doris, our neighbors and me. I didn’t have a yard or patio/porch, so Doris shared hers with me.
140 square feet of joy and possibilities! I learned to grow food here in 2016. I started this Instagram account here. I found purpose here.
As an adult, I always struggled to do what seemed to come so effortlessly to others. Despite my education and high IQ, daily living and the responsibilities that come with adult life always seemed beyond my abilities, no matter how hard I worked at it. I received one mental health diagnosis after another, each one bringing it’s own cocktail of pharmaceutical medications. I just got worse and worse. Finally, just before I turned 50, a female shrink💗 took the time to take a thorough history and diagnosed me with severe ADHD. I took Ritalin for a year or so. But, when I discovered gardening...and, the healthy diet that is an unavoidable consequence of gardening, 😉, I found I no longer needed the Ritalin. I also use the Cognitive Behavioral Therapy approach to life. It’s a lot like Mindfulness. Since then, I’ve been growing food and medicinal herbs that have me feeling and behaving better than ever!!!
There is such peace and restfulness in these beautiful spaces. I can’t wait to see the next one! .
No matter where I move to, even if it’s a shelter for a minute, I will create SOMETHING like this, even if it’s in a bucket!

Remember that house we fell in love with but didn’t think we had the money to get? Yeah. We bought that one!⠀
After we decided not to put in an offer (because of learning about an extra $5,000 we’d need for prepaid property taxes as we sat down to sign), we couldn’t stop thinking about the house. ⠀
I came home and looked at our budget again and forgot about an important factor. Our mortgage payment wouldn’t start until November so we’d have August, September, and October to put $3,000 a month to our house goal! Allowing us to be able to cover all closing costs without dipping into our emergency fund. ⠀
So a few days later, we went back and put in an offer (asking for more in a seller’s credit towards closing costs) and wrote a letter. We shared about all the hard work we put into our financial journey to get here and they chose our offer (from multiple) because of the letter! ⠀
The house is at the top of our budget but still fits! It’s in the area we wanted to be in and is a house that we feel like we can really grow into. We are so excited and so so thankful that we got the house we wanted without having to sacrifice our budget or emergency fund. ⠀
We close mid-September! Time to get packing!⠀

Well, it looks like we’re going to be renters for a while longer. ⠀
Yesterday we almost put an offer on a house we loved. Until we learned that we’d need more money for closing costs than we initially thought.⠀
We had that extra money but it would have meant draining our emergency fund down to less than $3k before covering inspection and other moving expenses... it was terrifying and we had to walk away. ⠀
I’m upset that now isn’t the time for us. Being patient is HARD! Our “why” for paying off debt was to have a house and family some day and it’s been a rough season realizing that those things still aren’t very close. ⠀
Over the last 4 years, we have paid off $87,000 of debt, saved $10,000 for an emergency fund, $23,000 for house buying, and have lived pretty modestly. And it’s hard that our goal is still so far away. ⠀
But we don’t want to get into a house (the biggest purchase of our lives) by the skin of our teeth and sacrifice our budget. We know we’re making the right decision, but it’s tough to be patient. Not to mention, this house was $425k (and our budget was $400k). 😬⠀
Our lease ends at the end of October and I’m not sure what we’ll do next, but we’ll get there. I do love our apartment so much, but we’re ready for that next season. Just maybe not financially... ⠀
Sometimes it hard to do things the right way, ya know? 😂⠀

Okay so seeing as I’ve spent the day in bed, I thought I’d touch on the AMAZING Eco serene @bensonsforbedshq mattress that we were so kindly gifted when we moved in 🙌🏻 it’s been a few months so I’ve managed to give it a real good test drive and I can confirm that I am late almost every morning because I’m far too comfortable and don’t want to get out of bed 🙈🙈 10/10 would recommend 🛌 .

Yesterday I finally handed off the keys to my client’s home which officially sold late last month!! I’m so happy for my client Dania who was a first time home buyer and allowed me to assist her in one of her biggest moments in life!
I assisted Dania with the pre-approval process and once she was pre-approved, she told me that she found a home that she really liked. I was out of town the weekend she wanted to see (her now home); but fortunately there was an open house that weekend! After seeing her home and getting confirmation form her lender, without seeing the home myself, I put together a neat and strong offer package which was accepted the next day!

I already know what most of you income property owners are going to comment; "But we don't live near our rentals." We get that. And there is no other option for you other than to hire out. We are talking to the Airbnbers that do live close by and do have the schedule flexibility. Or the newbies considering getting into the rental game. Buy a property close to where you live. Do the work yourself. Put the time in. Take pride in your property. Be IN your home. Use your appliances. Leave personal touches. Show that you love your place and renters will love it in return. If you buy an old cottage as is, don't change a thing, and never stay there yourself, I can guarantee you will not get top dollar for your rental. And guests will not come back. Plain and simple.
Can you take pride in your beautiful rental without ever being there yourself? Perhaps. But things get broken. Light bulbs burn out. Cobwebs collect. Weeds grow. If your rental home is not loved by you, it will not be loved by renters. Get out of the rental business and leave it to the ones that are earning their stars.
Can we just take a minute to thank ALL our renters for always being so respectful to TC! Each and every one of you [well except one, two years ago but we won't go there] leave the place spotless. Because we do the turnovers ourselves, it is SO much more appreciated to know our cottage is loved.
