Send guests an email a week prior to their arrival.
Make sure it is personalized and includes a line or two based on the information the guests have shared about themselves. The first part is just information about the house. In the second part of the email, though, go through information about the neighborhood, places to eat, cafes, gyms, and activities. You may get international visitors who don't always have access to data on their phones, they find this email very helpful.
Don’t forget to ask them if they will be driving to your home. If they are, tell them about parking in your area and the parking restrictions, if any. 🚗

So I was in my room and saw 10 ants running around frantically. I felt bad so I made a small house for them out of a matchbox.
So technically I’m now their #Landlord , and they, my #tenants .
Anyway on a serious note, having to deal with a #tenant from hell is no joke. The whole #house stinks like a #farm . Had to get help cleaning with industrial-grade #chemicals .
Finally it is suitable to be rented out again, although now without the #fridge and #washer that he destroyed.

Real conversation with a rental applicant's "agent".......
Some stories are just too good not to share.
The Stealthy Rich have a vacancy we are trying to fill and it's listed on our local MLS, which every real estate site pulls from (i.e., Zillow, Trulia, hot pads, etc.).
This happens all the time.
The Stealthy Rich are contacted directly by a potential applicant. We answer questions about the requirements, the neighborhood, the house, and the applicants ask to be shown the home.
After seeing the home, they ask for an application and what the process is to move forward and apply.
The Stealthy Rich send them the application, it gets filled out, and then we get an email from the applicant's "agent" with the application documents attached applying for the home.
This happens all the time to all agents that list homes. This is not unique to rentals or The Stealthy Rich.
Agent commissions on rentals in our area are 50% of the monthly rent. That's $650 on this one. The Stealthy Rich pay this commission all the time when agents bring clients that rent the homes we list.
In this case, The Stealthy Rich's team did all the work, and the applicants "agent" is swooping in to collect the commission.
Normally, The Stealthy Rich roll their eyes and do not say anything, pay the commission and consider it a cost of doing business and playing the game.
This morning, on the other hand, The Stealthy Rich got a wild hair and took a stand that is documented in the above text conversation.
Maybe it was a little extreme, but 10 minutes later the applicant emailed to inform us that they no longer had an agent and wanted to proceed with the application directly through us.
The applicant has since been approved and will be moving in on May 6th.
